Kids love pretend play, and playing "house" or some variation of it is a classic game. It's how children try out being someone else, whether that's a parent, a superhero, a princess, or a pirate. A playhouse encourages boys and girls to take their imagination to the next level. It sets a scene for their scenario and physically separates them from the grownups.

Our top picks

• Best Overall: Backyard Discovery Sweetwater Wooden Playhouse

• Best Value: Little Tikes Cape Cottage Playhouse

• Best with Slide: Backyard Discovery Echo Heights Elevated Cedar Playhouse

I scout toys from trusted brands as part of my job as a parenting reporter, and I vetted the best playhouses by seeing most in-person and then checking online reviews to be sure they're working well for customers. All are made for the outdoors but some work indoors as well.

There's a DIY aspect to assembling a playhouse. You might be able to build some of these in under an hour, while others might take most of a day. If you doubt your skills and can afford it, consider paying a TaskRabbit (search for "build outdoor furniture & equipment") or a local handyman.

Pros

  • Fun touches like a toy kitchen and working doorbell
  • You can put real plants in the flowerpots
  • Big windows and a half door make it easy to see kids
  • Made with cedar panels
  • Works with the Bilt app for easier assembly

Cons

  • Takes a few hours of assembly

Best for: Families looking for a wood playhouse for outdoor use with preschoolers.

Why we like it: There are design elements that make it feel "real," including a pretend kitchen, cordless phone, and working doorbell. You can pot real plants outside the door to make it extra homey. Large windows and a swinging half-door allow for interactive play and make it easy for you to keep eyes on your kids.

Things to know: This model arrives as precut, pre-stained, and pre-drilled cedarwood panels that you can add a sealant to, along with a selection of assorted plastic pieces for the accessories. The brand says assembly should take three hours, and some parents say they put it together faster while other say it took them longer. Having a power drill or electric screwdriver will help.

There's a 47-page instruction manual included and Backyard Discovery works with the Bilt app to offer additional visual instructions.

Pros

  • Less than $150
  • Can go indoors or outdoors
  • Highly rated by Amazon reviewers
  • Assembly may take a half hour or less
  • Less than 30 lbs, so it's easy to move around

Cons

  • Walls are thinner than others on our list
  • No play accessories

Best for: Spending less than $150 on a waterproof playhouse that can go indoors or outdoors.

Why we like it: While there's no built-in kitchen or working doorbell, this classic, if basic, playhouse is affordable and well-reviewed. You can fit it indoors or keep it outdoors, or move it between the two spaces (if moving it from outside to inside, give it a good scrubbing beforehand). Once fully built, it's only about 30 pounds.

Kids like the swinging door, windows with working shutters, and the mail slot. Add a little flag to the flag holder to make it even cuter.

Things to know: Because it's fairly simple—four walls and a roof that fit together with the included plastic screws—this won't take you long to put together. The brand says it should take about 20 minutes, and there's a 20-page instruction book included.

There's also a bright pink version and one with red trim.

Echo Heights Elevated Cedar Playhouse

Pros

  • Good for big kids up to age 10
  • Made of cedarwood
  • Raised fort and fun slide
  • Includes a play kitchen and a working doorbell
  • One post is also a growth chart

Cons

  • Assembly takes approximately 8 hours

Best for: Parents who want a large backyard playhouse that encourages climbing and sliding, good for little and big kids up to age 10.

Why we like it: Backyard Discovery's cedarwood playhouse sits 3 feet off the ground and features a 6-foot slide as well as a ladder for kids to climb up. The fort/clubhouse provides kids with their own little escape. Because it sits up high and doesn't have easy sight lines into the house, we think this is best for kids who are at least age 3.

There's a play kitchen inside with a toy blender that spins, plus a working doorbell. Outside, one of the structure's posts has a growth chart where you can mark your kids' growing height, a super-sweet touch.

Things to know: Read the 77-page instruction manual/owner's guide before getting started, taking care to read about putting this on a level surface and possibly applying a sealant to the wood. The build is estimated to take about 8 hours, and some customers say it took them a few hours longer.

You can access the Bilt app for guidance, and should consider getting help—reviewers say it goes much more smoothly with two people.

Disney Princess Playhouse

Pros

  • Disney Princess theme
  • Works indoors or outdoors
  • Two doors and two mail slots
  • Minimal assembly, many pieces snap in place
  • Other variations, like Spider-Man and Mickey Mouse

Cons

  • No extra play accessories included

Best for: Disney Princesses fans and any kid who wants a pink castle for pretend play.

Why we like it: Between the fancy round windows that open up and the jaunty royal flags on top, this play castle can dazzle young kids. I've seen it in person, and it's impressive! It's made of plastic, and the brand markets it for indoors and outdoors.

Things to know: There are two half-doors, one on each side, and a mail slot on each side, too, which can be good if you have two kids sharing the space. But other than the two little ledges under the outside windows and two corner ledges inside, there aren't any play accessories that come with this.

Delta Children promises minimal assembly with this one—many pieces that just snap together. Walmart reviewers agree it is easy to assemble, though applying the vinyl stickers can be a little tricky, one reviewer says. It comes with a 12-page instruction booklet.

The brand does this same structure in other designs, including a Spider-Man playhouse and Mickey Mouse playhouse.

Best for Toddlers

Step2 Adventure Camper

Credit: Step2

Pros

  • Pretend-play camper or food truck
  • More than 50 accessories, like play food and a grill
  • Features such as a working doorbell and a kid chair
  • Toddlers can play inside or outside of it
  • Can go indoors or outdoors

Cons

  • Takes a few hours to build

Best for: Toddlers who love pretend-playing with food. (And that seems to be all of them.)

Why we like it: This looks like a camper or a food truck rather than a house, making it a little different. The highlights are the 50+ accessories and bonus features, including a working doorbell and play food, a pretend grill, stovetop, and sink, all of which keep toddlers happily occupied.

Toddlers can play in the camper's interior or they can stand outside. Inside is a little seat that can hold a child up to 35 pounds. It's definitely toddler-sized, and most Amazon reviewers buy it for a child age 5 or younger, with ages 2 and 3 seemingly a sweet spot.

Things to know: Step2 says this should take about 2 hours for two people to build. Customer reviews say it can go faster if you have a power drill, and slower if you are doing it solo with only a manual screwdriver. The instruction manual is 16 pages long.

You can sit this outdoors, in the grass or on a patio, or indoors.

Step2 Charming Cottage

Pros

  • Fairytale exterior and interior
  • Sink, skylight, and pretend fireplace inside
  • Earth-toned facade blends in with your yard

Cons

  • Pricier than other plastic playhouses

Best for: Something extra charming, and a little larger, for outdoor use.

Why we like it: More than others, this playhouse looks straight out of a fairytale. The faux thatched roof, two flower boxes, and hinged door with a battery-powered doorbell outside are matched with a fake fireplace, skylight, and pretend sink on the inside. There are two little seats on the outside for visitors, which also makes it easy to use this to play "restaurant."

It's nice that the colors of this blend into nature a bit more than those of some other plastic playhouses. This and the Naturally Playful Storybook Cottage, also from Step2, are waterproof plastic but come in earth tones.

Things to know: While this costs a bit more than other plastic playhouses, it comes with more accessories and is also physically larger, nearly 5 feet long and 4 feet wide, and nearly 5 feet tall. The vast majority of its Amazon user reviews are five-star ones. If you need to spend less, however, there's a bright-white version with many but not all of the features called the Step2 Neat & Tidy Cottage Kids Playhouse that saves more than $100.

Most users say this is easy to assemble, but because of all the details, it doesn't come together quickly—you'll need an hour or two. The instruction manual is 12 pages long.

AmazonAlso Consider

Pros

  • Accommodates up to 4 children
  • Interactive elements like a steering wheel and portholes
  • Has two slides, tunnels, a bridge, and crawl spaces
  • Raised clubhouse

Cons

  • Large and heavy—build it where you intend to keep it

Best for: Rambunctious outdoor play for toddlers and preschoolers.

Why we like it: It's a two-slide play fort made to hold up to four preschoolers, nice if you have multiple kids age 6 and younger, host frequent playdates, or run a home daycare.

Interactive elements include a steering wheel and porthole-style windows. There are steps to climb up again and again, crawl spaces, and tunnels (perfect for hide-and-seek), an elevated clubhouse, a bridge and the two slides, each going in a different direction.

Things to know: It works best to have two or more people build this as a team. It's the largest set on our list (more than 11 feet long) and, once built, it weighs nearly 200 pounds, so you'll want to assemble it where you intend to keep it.

There are 21 pages of instructions and it should take 1 to 3 hours to build. It goes fastest if you can use an electronic drill.

How I chose the best kids' playhouses

double line break

I’ve reviewed and written about parenting products (including toys) for 25 years. To choose the best kids’ playhouses, I started with brands I trust for safety and quality, including those my colleagues at the Good Housekeeping Institute have worked with through programs like the Good Housekeeping Parenting Awards and the Good Housekeeping Home Renovation Awards.

I selected top-rated playhouses from these brands based on retailer reviews, and most I evaluated in person in the office or during product previews, assessing design, size, and materials. I also considered factors like durability, ease of assembly, and overall play value, and reviewed retailer feedback on sites like Amazon and Walmart to confirm consistent positive user experiences.

What to look for when shopping for the best kid's playhouse

double line break

You might be shopping strictly with budget in mind, but we also like to think about:

✔️ Skill-building features: A four-walled structure is all a child needs to let their imagination soar, but many playhouses have elements that activate additional ideas. Features like play kitchens, ladders, and slides encourage creative, social, and gross motor skills.

✔️ Size: Measure your space and measure your child. If you have the room, err on the larger side so that your child can grow into the playhouse and have space for siblings and friends. If you opt for a big playhouse, remember to build it where you intend to keep it.

✔️ Materials: You can find high-quality plastic and wooden playhouses. Both options can be durable.

Fabric and cardboard playhouses will be more tent-like, less durable, and are for indoors. None of those are included on this list, but if you're looking for one, Melissa & Doug has a fabric food truck and Playhut has under-$50 pop-up tents with characters like Disney Princesses and Spidey.

✔️ Safety: Assemble a playhouse as directed. Contact the manufacturer if there are any missing parts.
